Sydney isn’t one pest climate. Coastal suburbs, bushland edges, older homes
and new estates all bring different challenges.
We understand local conditions, so we treat
each region differently.
Older homes near the coast, damp sub-floors and busy café strips. Common issues include German cockroaches, rodents and subterranean termites in timber floors.
Bondi · Randwick · Coogee · Paddington · Double Bay
Joined terraces share walls and roof voids, so cockroaches, rats and mice move between houses. We treat entry points as well as the harbourage, so problems don’t just move next door and back.
Marrickville · Newtown · Leichhardt · Ashfield · Burwood
Leafy blocks next to bushland carry a higher termite risk and funnel-web activity in gardens. Annual timber pest inspections are the priority here.
Chatswood · Mosman · St Ives · North Sydney · Gordon
Humid coastal air and bush corridors bring termites, possums in roofs, spiders and paralysis ticks in shaded yards.
Manly · Dee Why · Narrabeen · Avalon Beach · Brookvale
New estates and extensions need compliant termite barriers. Established homes see ants, spiders and rodents move in from surrounding land. Warehouses need audit-ready programs.
Parramatta · Blacktown · Penrith · Castle Hill · Liverpool
Homes backing onto national park and bushland see termites, spiders, ticks and possums. Busy centres like Hurstville have more commercial cockroach work.
Sutherland · Cronulla · Miranda · Hurstville · Rockdale
Book a treatment before each pest's season starts and you'll need fewer treatments.
| Season | Main pests in Sydney | What we recommend |
|---|---|---|
| Spring (Sep–Nov) | Termite swarms, ants, wasps, spiders | Termite inspection and a general barrier treatment |
| Summer (Dec–Feb) | Cockroaches, mosquitoes, flies, fleas, termites | Cockroach control and yard mosquito treatment |
| Autumn (Mar–May) | Funnel-web and redback spiders, ants, termites still active | Spider treatment and termite monitoring |
| Winter (Jun–Aug) | Rats, mice, possums in roof voids | Rodent baiting and entry-point proofing |
“Pest control” means very different things at different prices. Here is exactly what is in ours, so you can compare like with like.
We identify the pest, find where it is harbouring and how it is getting in, and check how far it has spread. Treating before you know that is guesswork.
Kitchen, bathroom, laundry and living areas internally. Externally the perimeter, eaves, weep holes, fence lines and accessible harbourage — where most of the population actually lives.
What was inspected, what was applied and where, and what we recommend next. It is what agents want for end-of-lease and what council officers expect from a business.
If the treated pests come back within six months, we return and re-treat at no charge. We will also tell you plainly what the warranty does not cover.
It is rarely about how clean a home is. Across Sydney it comes down to climate, construction and what is on the other side of the fence.
Sydney’s humid summers and mild winters mean there is no real off-season. Cockroaches and ants stay active through most of the year near the coast, and in the hotter western suburbs a long dry spell pushes rodents, cockroaches and spiders indoors looking for water rather than food — which is why activity out there peaks in the dry, not after rain.
That seasonal split is why we treat differently depending on where you are. A Bondi unit and a Penrith house have genuinely different problems in the same week of January.
Much of Sydney’s housing was built to share. Terraces and semis run continuous roof voids and sub-floors past the party wall, so one population can use several homes. Apartment towers connect every floor with service risers, chutes and bin rooms. Brick-veneer homes on slab give ants and spiders a sheltered cavity to move through.
Then there is the bush. A great many Sydney properties back onto reserve or gully country, which puts termites, possums and ground spiders at the fence line regardless of anything you do inside the house.
Termites cause more damage to Australian homes than fire, storm and flood combined — but the risk varies enormously by where you are and what your house is made of.
The bushland districts carry the most risk: the Upper North Shore, the Sutherland Shire, the bush-backed Northern Beaches and the Hawkesbury all supply moist soil, fallen hardwood and mature eucalypts right against housing. Timber decks, sleeper walls and garden edging then bridge straight past whatever protection the house has.
In Western Sydney and Macarthur the mechanism is different. Estates built on cleared farmland inherit the colonies already in that soil, and reactive clay can crack a chemical barrier underground where nothing is visible from the surface.
An annual inspection is the single most worthwhile booking for any timber-framed Sydney home, and it is close to non-negotiable if you back onto bushland. Our inspections start from $159 and cover the sub-floor, the roof void where accessible, the garden, fences and outbuildings, with a written report.
If you have a newer home, find the durable notice — usually in the meter box — which records the termite management system your builder installed. Those systems need servicing, and most owners never arrange it after handover.
We are a service-area business, not a shopfront — our technicians come to you. Every dot on the map is a suburb we actually service. Hover any of them.

Yes. We use low-toxicity, registered products and apply them so your family and pets can return to normal quickly. We always advise the exact re-entry time on the day.
In most Sydney suburbs we offer same-day or next-day service, and we run a 24/7 line for emergencies.
General pest treatments come with a 6-month warranty. If covered pests return within that period, we re-treat at no charge.

Usually only for a short time for interior work. Most external treatments require no disruption at all.
We service 650+ suburbs across Greater Sydney: the Eastern Suburbs, Inner West, North Shore, Northern Beaches, Western Sydney, the Hills, Southern Sydney and the Sutherland Shire.
At least every 12 months, as Australian Standard AS 3660.2 recommends. Homes next to bushland or with a past termite problem may benefit from checks every 6 months.
Yes. Elite holds NSW Pest Management licence 5122967 issued under the NSW EPA, is fully insured, and uses only APVMA-registered products.
An inspection, then an internal treatment of kitchens, bathrooms and wet areas, and an external barrier around the home covering cockroaches, ants and spiders. It is backed by a 6-month warranty.
For most Sydney homes, once every 12 months keeps cockroaches, ants and spiders under control. Homes with pets, next to bushland or with a past infestation may need treatment every 6 months.
A general treatment starts from $89 and covers cockroaches, ants and spiders inside and out with a 6-month warranty. Termite inspections start from $159 and termite treatment from $179. We price on the property rather than the postcode, and the quote is fixed before we start — there is no call-out fee. Our full price list is on the pest control prices page.
No. Same-day attendance and weekend bookings are priced the same as any other appointment. If a company charges you more because you sound worried, that tells you something about the company.
For most Sydney homes, a general treatment once a year keeps things under control, timed before summer. Add an annual termite inspection if the home is timber-framed or backs onto bushland. Food premises need far more — usually monthly or fortnightly, with written reports for council.
654 suburbs across 18 Sydney regions, from the CBD and Eastern Suburbs out to Penrith, Campbelltown, Palm Beach and the Hawkesbury. Every suburb has its own page with local detail, and every region has a guide covering the councils, housing and pest pressures specific to that area.
General treatments carry a 6-month warranty, so if the treated pests return inside that window we come back and re-treat at no cost. It does not cover a different pest or a re-infestation coming from an untreated neighbouring property — and if that is what we find, we will tell you rather than quietly re-treating your place again.
Fast, friendly, fully insured technicians. No-obligation quote within 30 minutes.
